These terms apply when you use SmartBuild (smartbuilduk.co.uk and the SmartBuild web app). SmartBuild is operated by Multi Trade Professionals Ltd, registered in England & Wales (company number 16298480). By using SmartBuild you agree to these terms. If you don't agree, please don't use the site.

Using SmartBuild

SmartBuild is free to use for planning and pricing DIY and building jobs. You don't need an account, except for the optional trade features. Please don't misuse the site: for example, don't try to break its security, overload it, or copy its content or data in bulk by automated means.

Prices and availability

Prices come from suppliers' own product feeds and are refreshed up to three times a week (Monday, Wednesday and Friday), so a price can change between updates. Each price shows the date the supplier last updated it. Where we don't have a price we show a "Check price" link instead of a number. The price you pay is the one on the supplier's website when you order. Always check the price, stock, delivery and product details with the supplier before you buy. We aren't responsible for errors in suppliers' own data.

Quantities and guidance

Quantities are estimates based on your measurements, manufacturers' published coverage figures, standard UK sizes and a sensible allowance for waste. Check your measurements and the manufacturer's instructions before ordering. SmartBuild is not a substitute for professional advice: for structural, electrical or gas work, or anything that needs Building Regulations approval, use a suitably qualified professional.

Buying from suppliers

SmartBuild doesn't sell anything. When you follow a link you buy directly from the supplier, under the supplier's own terms. We aren't a party to that sale and aren't responsible for the goods, delivery, returns or refunds.

Affiliate links

Trade accounts

Trade features need a free trade account, opened with your email address. We may approve, suspend or close trade accounts, for example if they are misused. Quotes and customer details you enter stay on your device; you are responsible for that information and for checking any quote before you send it.

Our content

The SmartBuild site, app, guides and calculators are our work, or used with permission. Supplier names, logos and product images belong to their owners and appear only to identify the supplier and its products. Product data is used under the terms of the supplier's feed.

Our responsibility to you

We work hard to keep SmartBuild accurate and available, but it is provided free and "as is", and we can't promise it will always be error-free or online. We aren't liable for losses caused by relying on a price, quantity or guide without checking it, or for business losses. Nothing in these terms limits liability that can't be limited by law, such as for death or personal injury caused by negligence, or for fraud, and nothing affects your statutory rights as a consumer.

Changes and law

We may update these terms; the date at the top shows the latest version. These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring proceedings in your local courts.
